You Do Have A Choice In Real Estate Title Services
You are not going to take your car to just any mechanic....You are not going to let just any orthodontist put braces on your child's teeth....So why would you let just any title company provide you with real estate title services? Most buyers/sellers do not realize that they do have a choice in real estate title companies. There are several qualities to look for when choosing your title company such as:
I have a buyer for my house, now what?
Once the Seller and the Buyer enter into a Purchase Agreement, the Seller (or Buyer) will typically select a title company to provide escrow and title services. Upon receiving an order for title, the title company will search the title, provide a commitment to issue a policy, satisfy the commitment requirements with the assistance of the necessary individuals, ie Seller, prior/current lien holders, etc. Once the closing is scheduled, the title company is responsible for making sure that all required documents are signed, notarized and recorded. That all funds are properly disbursed to all parties, such as the seller, Realtors, taxes, etc., and policy issued.
Real Estate Contracts
We offer full escrow servicing of your Real Estate Contracts. A Real Estate Contract is a contract for the purchase, sale, exchange, or other conveyance of real estate between parties, which is usually referred to as an "Owner Finance" transaction. Real Estate Contracts are popular for many reasons and can be very beneficial for a buyer and seller. At Landmark Title, Inc., we can prepare all the documents necessary for a successful Real Estate Contract. In addition, we provide an Escrow service in which the buyer makes their payments to Landmark Title, Inc. which is then forwarded to the seller. Typically, title insurance is not purchased until the Real Estate Contract is paid in full and may be paid by either the buyer or seller.Contact Escrow Agent
